Paras Ekam Homes is a DDJAY plotted colony by Paras Buildtech in Sector 5, Sohna, on the Damdama Lake road, registered with Haryana RERA as 38 of 2019. It matters out of proportion to its size, because it is one of the few DDJAY colonies in Sohna that has been through a complete cycle — launched, developed, built on, and now trading on resale. The Rs 73,200 is the number this page got wrong until now, and it is worth showing the working. The quoted sheet lists two plots: 666 sq ft at Rs 54.20 lakh, and 1,611 sq ft at Rs 1.31 crore. Those are 74 sq yd and 179 sq yd. Divide and you get Rs 73,243 and Rs 73,184 per sq yd — one rate, held at both ends of the size range. So Rs 54.20 lakh is not a cheap entry into Sohna. It is the smallest plot in the colony, at the colony’s going rate.Which changes the conclusion. Against the launch rate this colony has done 2.09 times in about seven years. Against the town it is roughly 36 per cent above the Sohna DDJAY average, sitting at the bottom of the band the active Sector 4 colonies quote rather than below it. Only Sector 35 is clearly dearer. That is the actual shape of the Sohna land move — a full cycle including the flat years, not the short-run growth headlines attached to the hot sectors.
It also sets a floor under an important question. When a new colony quotes you Rs 1.25 lakh per sq yd, the fair challenge is: what did the last completed colony in this town actually do, and over how long? Paras Ekam is the answer to that question.

The plot sizes looked like a disagreement and are not one. One source gives the land as 61.87 to 149.67 sq m, another as 666 to 1,611 sq ft; both convert to exactly 74 and 179 sq yd, so that is the sanctioned range and the narrower brochure figures are subsets of it. On a resale purchase you still take the area off the title documents and the sanctioned layout rather than a listing — what a seller holds today may have been subdivided or amalgamated since — but the colony itself is no longer the open question it was made to look.Buying into a finished colony
Most of this batch is land you buy and wait on. Paras Ekam is different, and the diligence changes with it. On a finished, part-built colony you are no longer assessing a promise, you are assessing a place. Do these things:Walk it and count. How many plots have houses on them? A colony that filled up is a colony people wanted to live in. One that is still mostly empty seven years on is telling you something a brochure never will.
Check what actually works. Is the sewer connected and running? Is the water supply live? Are the street lights on at night? On a completed colony you can verify all of this rather than reading about it.
Find out who maintains it and what it costs. Common areas on a completed DDJAY colony usually pass to a residents’ association. Ask what the monthly figure is and whether collection is actually happening.
Get real transaction evidence. This is the big advantage here. Ask for two or three recent registered sale deeds in the colony. Asking rates are opinions; registered prices are facts, and a mature colony has them.
The Sector 5 picture
Sector 5 sits on the Damdama Lake road side of Sohna, and it has become one of the town’s busiest plotted sectors. Paras Ekam shares it with Corona Greens, and with the newer and considerably more expensive Ekaakshara colonies — Garden Avenue and Garden Residency, both registered recently and priced far above where Paras Ekam launched.That mix is genuinely useful to a buyer. On one sector you can compare a finished colony with an established resale market against brand-new registrations still to be developed, and see exactly what premium the market is charging for a fresh launch. In most parts of Sohna that comparison is not available on a single road.
