    M3M Golf Estate in Sector 65 is the highest-priced project on Golf Course Extension Road, at about Rs 25,000 per sq ft. Its own sector averages about Rs 20,600 and the corridor as a whole about Rs 19,550, so this is roughly a 21% premium over the sector and 28% over the road.

    M3M Golf Estate is the price-setter for Golf Course Extension, and the 21% premium over its own sector is buying the developer’s positioning and the resale depth that comes with a benchmark address. Whether that is worth it depends on whether you expect to sell.

    In short: The corridor’s benchmark, priced as one. Compare against Emaar’s Sector 65 stock at Rs 18,600-19,100 before paying the premium.

    What owning at M3M Golf Estate Gurgaon costs beyond the price
    At this level the duty alone is a large number. On this community’s own figures:

    The smallest unit here, about 2,500 sq ft. At roughly Rs 25,000 per sq ft that is about Rs 6.25 crore. Stamp duty comes to Rs 43.8 lakh in a male buyer’s name and Rs 31.2 lakh in a female buyer’s, a difference of Rs 12.5 lakh on this one home, plus Rs 50,000 registration.
    A mid-sized home, about 4,250 sq ft. At roughly Rs 25,000 per sq ft that is about Rs 10.62 crore. Stamp duty comes to Rs 74.4 lakh in a male buyer’s name and Rs 53.1 lakh in a female buyer’s, a difference of Rs 21.3 lakh on this one home, plus Rs 50,000 registration.
    What the rate becomes on carpet. That Rs 25,000 per sq ft is quoted on super area. At a 30% loading the 4,250 sq ft flat is about 3,269 sq ft of carpet, so you are really paying about Rs 32,500 per sq ft of floor you can stand on. Ask for the carpet figure in writing and run this division yourself before you compare two towers.
    Then the costs that are not in the price.
