    IREO Pride Park is a DDJAY plotted colony on 18.475 acres in Sector 4, Sohna, with about 331 plots and Haryana RERA registration GGM/841/573/2024/68 dated 18 June 2024. The land is real, the registration is real, and almost everything published about the project disagrees with itself. The rate is quoted three ways, the smallest plot two ways, and the possession date two ways with three and a half years between them. This page sets out each conflict, shows where it came from, and gives you the one document that settles it.

    Three questions, and the sale tells you what it is
    Before you discuss a plot number, ask the sales office for three things. None of them is unreasonable, and each takes a minute to produce if the office has them.

    The RERA certificate itself, not the number. The completion date printed on it is the date the promoter is held to, and it ends the June 2025 against January 2029 argument on the spot.
    The sanctioned layout plan, with your plot number on it. The area on that plan is the area you are buying, whatever the brochure says.
    The name of the promoter on the registration, and the DTCP licence number the colony is developed under. That name has to match the one on the allotment letter you sign.
    An office that hands over all three in one meeting is one you can transact with. An office that will not is telling you how the next three years will go.

    This is land, not a flat. You register the plot in your own name and build on it yourself inside the sanctioned norms, which under DDJAY generally means stilt plus four floors subject to the colony’s approved plans. What the promoter owes you is developed land — roads, sewer, water, power, boundary, gates — and the common areas drawn on the sanctioned layout. Everything above ground level on your plot is your project, your architect and your money.

    The rate has moved twice, and the internet still carries all three numbers
    Pride Park launched at about Rs 65,000 per sq yd. Through 2025 and into 2026 the common quote settled at Rs 86,000 to Rs 90,000. The most recent listing we have seen prices it at Rs 1.32 lakh per sq yd. All three numbers are still live on the internet today, which is why two brokers can quote you prices forty per cent apart and both believe they are current.

    Work out what each one means for the smallest plot on the layout:

    Notice what that does to the headline price range of Rs 97.85 lakh to Rs 1.70 crore that most portals still print. Divide it by the plot sizes and you get a rate of about Rs 83,000 to Rs 95,000 — that range was calculated at the middle rate and never recalculated. It is not a current price, it is old arithmetic.

    So do not negotiate off a published range. Ask for the rate in writing against a specific plot number, dated, with preferential location charges for corner, park-facing and wider-road plots shown as separate lines rather than folded into the headline figure.

    What the plot actually costs to own
    Take the middle rate and a 118 sq yd plot, and follow the money to the registry:

    Rs 1.06 crore for the plot at Rs 90,000 per sq yd, before any location charge.
    Rs 7.43 lakh stamp duty at seven per cent for a male buyer in an urban area — five per cent for a female buyer, six per cent jointly — charged on the higher of the price or the collector rate.
    Rs 50,000 registration fee, the Haryana cap at this value.
    Rs 1.14 crore to get the plot into your name, and that is before external development and infrastructure development charges if they are billed separately, and before club or maintenance deposits.
    Rs 40-55 lakh more to build two floors at Rs 1,800 to Rs 2,200 per sq ft, which is the part buyers most often leave out of the budget.
    Ask in the first meeting whether external and infrastructure development charges are inside the quoted rate or outside it. On DDJAY colonies that single answer can move the total by several lakh.

    The smallest plot: 103 sq yd or 118?
    Most listings say the plots run 118 to 179 sq yd. One major portal prints 927 to 1,611 sq ft. Divide those by nine and you get 103 to 179 sq yd exactly — so the 103 figure is not a second source, it is the same listing converted from square feet, and its upper end matches to the yard.

    That tells you the two ranges share a common origin, but it does not tell you which floor is right, and the floor is what matters. Plot size decides what you can build, whether independent registry of each floor is open to you, and what the plot fetches on resale. Fifteen square yards at the bottom of the range is a different product at a different price. Read the area off the sanctioned layout for your plot number. If the plan and the brochure disagree, the plan wins, every time.

    The possession date, and the question that ends the argument
    Some listings still print possession by June 2025, a date that has passed. Others print January 2029. The registration is dated 18 June 2024, and a colony registered in June 2024 and finished by June 2025 would mean roads, sewer, water, power and boundary across 18.475 acres in twelve months. That is not how DDJAY colonies in Sohna have actually run. January 2029 sits inside the four-to-five-year window Haryana registrations normally carry.

    Our reading is that June 2025 is a stale marketing date that predates the current registration. But we have not read the certificate, so we will not print a date as though we had. Ask for the certificate, read the completion date printed on it, and take a photograph of it. That date is the promoter’s obligation; everything else is a conversation.
