Realty HuntingParticipantIREO Pride Park 2 price, worked out
The listing gives one rate, Rs 1.35 lakh per sq yd, and one headline, “Rs 1.63 Cr onwards”. They agree: 121 sq yd at Rs 1,35,000 is Rs 1.634 crore. So the headline is the smallest plot. The largest, 179.36 sq yd, is about Rs 2.42 crore at the same rate, before preferential location charges, club and maintenance deposits and stamp duty. Treat both as a broker’s quote; no developer price list has been published. Now set that rate against the market it is in.
Comparable Asking rate, per sq yd
IREO Pride Park 2 Rs 1.35 lakh
IREO Pride Park phase 1, newest fresh quotes Rs 1.30 to 1.32 lakh
IREO Pride Park phase 1, resale listings About Rs 85,000 to Rs 1 lakh
Aqva Reserve, Sector 5 Sohna About Rs 1.35 lakh
IREO Savannah, Sector 35 Sohna About Rs 1.10 to 1.25 lakh
Meffier Golden Park, Sector 4 Sohna About Rs 76,000 to Rs 78,500
Sohna Greens, Sector 4 Sohna About Rs 65,000
Two readings follow. Phase 2 is priced level with phase 1’s newest fresh quotes and with Aqva in Sector 5, at the top of the Sohna DDJAY ladder. But resale plots in phase 1, which are registered and further along, are listed 35 to 60 per cent cheaper per sq yd. Either those resale asks are old or the fresh asks are ambitious; both cannot be right for long. Before booking phase 2, price a phase-1 resale plot of the same size, and ask what phase 2 gives you that it does not. Our plots in Sohna guide carries the full rate ladder, and our pages on Meffier Golden Park, Sohna Greens and GLS Arawali City cover the other Sector 4 colonies.Plot sizes, and what 179.36 sq yd means
The listing gives 121.46 to 179.36 sq yd (it also prints 121 to 175 and 121 to 179 in other places on the same page). The top size is no accident: 179.36 sq yd is 150 sq m, the largest plot DDJAY allows. The plot count is not published. Phase 1 put 330 plots on 18.475 acres, about 271 sq yd of gross land behind each plot. At the same density, 12.575 acres would carry roughly 225 plots. That is our estimate, not a published number; ask for the layout plan, which shows every plot with its number and size. The listing also promises an 84-metre main road, 24-metre internal roads and two parks. Phase 1 was sold on a “proposed 60-metre road”, and Faith Buildtech itself went to the High Court in 2023 over sector roads the state had not laid, a 60-metre road among them. So ask which roads around phase 2 exist today and which are lines on the development plan. A sector road can take years.
Is IREO Pride Park 2 RERA registered? The RERA number, and the licence
The listing gives “HRERA No. 63 of 2026” and DTCP licence 115 of 2026 dated 11 June 2026, with a link to the licence on the Town and Country Planning Department’s site. A full Gurugram registration reads RC/REP/HARERA/GGM/…/2026/63, and we have not seen one for this project. On this year’s Gurugram numbering, a registration numbered 63 would be only weeks old. Look it up on the HRERA Gurugram portal under the project name and check four things on the certificate: the promoter’s name, the land area (12.575 acres), the licence number (115 of 2026) and the registered completion date. Do not mix it up with GLS Arawali City in the same sector, which is registered as 63 of 2023.One more check. In April 2026 the Town and Country Planning Department stopped granting new DDJAY licences in the Gurugram-Manesar and Faridabad development plans. Pride Park 2’s licence is dated June 2026. Sohna has its own development plan, which is the likely reason a DDJAY licence could still be granted here, but confirm on the licence itself that it is a DDJAY licence. Our DDJAY guide explains the scheme’s rules.
Building on the plot: the stilt-plus-four freeze
DDJAY plots are often sold on the promise of stilt-plus-four: build four floors, register each separately, sell or let three. That route is frozen. The High Court stayed the stilt-plus-four policy on 2 April 2026, later confining the order to Gurugram district, which includes Sohna, and on 21 July 2026 the Town and Country Planning Department put all fresh stilt-plus-four approvals on hold. A family building its own house within the ordinary limits is not affected. A buyer counting on four separately sold floors should not pay for that today. Our explainer on stilt plus 4 floors in Gurgaon has the detail.IREO Pride Park location: Sector 4 and Sector 28, Sohna
Phase 1 sits in Sector 4 at village Khaika, about 4 km from Sohna town, off the Gurugram-Sohna elevated road. The phase-2 listing places the new land in Sectors 4 and 28, two sides open, on an 84-metre road, and repeats phase 1’s marketing distances: about 20 minutes to Rajiv Chowk in Gurugram, close to the elevated road, IMT Sohna, the KMP Expressway and the Delhi-Mumbai Expressway. No source we found maps the phase-2 parcel or gives its own distances, so ask for the site plan and visit; on a plotted colony the walk from the gate to your plot, and what sits across the boundary wall, is worth more than the drive times.Launch date, possession and payment plan
The licence is dated 11 June 2026 and the listing went up in September 2026, so this is a fresh launch. No payment plan, possession date or IREO Pride Park 2 brochure has been published. Phase 1’s registered completion date is 17 January 2029, two and a half years after its own registration; a similar gap would put phase 2 somewhere around 2029 to 2030, but only its certificate can say. Pay no more than 10 per cent before a registered agreement for sale, and ask whether the rest is tied to development work you can see, such as roads, sewers and power lines.
