About Horizon Floors Sector 63A Gurgaon
    Updated 1 October 2026.

In short: Horizon Floors Sector 63A is Guliani Group’s second Horizon project: 3 BHK stilt-plus-four independent floors of 1,620 sq ft, each with a private lift, on Golf Course Extension Road in Gurugram. The builder’s own page prices it from Rs 2.80 crore on a 25:25:40:10 plan, which is about Rs 17,300 per sq ft. The builder’s page title places it on Anant Raj land in Sector 63A. As of 1 October 2026 no HRERA registration number is published, possession is quoted three different ways, and the stilt-plus-four approval freeze in Gurugram makes the building-plan sanction date the first paper to ask for.

    Horizon Floors 63A in numbers
    Item Detail

Location Sector 63A, Golf Course Extension Road; the builder’s page is titled “Sector 63A Gurgaon – Anantraj”
    Launched September 2025

Size 1,620 sq ft, the only size published (one listing calls it super built-up area)

Rate About Rs 17,284 to Rs 19,753 per sq ft
    Payment plan 25:25:40:10, construction linked

HRERA No number published; one listing says registration is “under process”
    Plots, homes, acreage Not published
Not the same as Horizon Floors Sector 93 Gurgaon
Search “Horizon Floors Gurgaon” and most results are about the group’s first project, Horizon Floors Sector 93 in New Gurugram. That one is a different product: 2 and 3 BHK floors of about 963 to 1,395 sq ft, described as 130 homes on 9.8 acres, on a 30:70 plan, with possession from November 2026. Several articles that rank for the Sector 63A price are in fact about Sector 93, and that is how the 9.8 acres and the 30:70 plan end up attached to 63A on some pages. They do not belong to it. Sector 63A is a larger, single-size 3 BHK on Golf Course Extension Road, priced about twice as high, on a 25:25:40:10 plan. Guliani Group also markets Horizon projects in Sonipat (Sector 6), on Sohna Road and in Sector 99 on the Dwarka Expressway, so check which Horizon a quote is for.

Horizon Floors Sector 63A price, per sq ft
The builder’s own page says Rs 2.80 crore onwards for the 1,620 sq ft home. The September 2025 launch release gave a band of Rs 2.80 crore to Rs 3.20 crore for the same size. Divided out, that is Rs 17,284 to Rs 19,753 per sq ft, a Rs 40 lakh spread on one published size. No floor-wise price list is published, so the spread is most likely the usual premium for the ground floor with its lawn and the top floor with its terrace, but that is a guess until you see the list. Hold it against what the same sector is fetching:

Benchmark Rate per sq ft Horizon 63A at Rs 17,284 is
Anant Raj Estate floors, resale median on one portal About Rs 14,900 16% higher
Sector 63A, all stock, same portal About Rs 15,800 9% higher
Anant Raj’s own floor price list in the estate About Rs 18,800 8% lower
Laburnum Victory Floors, also in Sector 63A About Rs 17,400 at Rs 2.80 Cr for 1,611 sq ft Level
So the entry price sits inside the sector’s range, above what resale floors trade at and a little under the colony owner’s own new floors. The top of the band, Rs 3.20 crore, is above every benchmark here. Our page on builder floors in Sector 63A Gurgaon sets out the Anant Raj Estate floors price list in full. Two cautions before comparing. First, ask whether 1,620 sq ft is super area or built-up; Gurgaon quotes on super area at a loading of 25 to 35 per cent over carpet, so the carpet area could be nearer 1,200 to 1,300 sq ft. Second, Laburnum’s Victory Floors in the same estate is also advertised at “Rs 2.80 Cr onwards” for about 1,600 sq ft, so make sure a quote names the project.

The colony underneath: which Anant Raj estate?
An independent floor is a building on someone’s plot inside someone’s licensed colony, so the paperwork comes in two layers. The colony layer is the licence, the roads, the services and the eventual handover to the municipal body. The building layer is the sanctioned plan for your plot, its date, any registration and the occupation certificate. Guliani Group is the builder of the floors; the colony belongs to Anant Raj.

Anant Raj has two plotted colonies in Sector 63A, and the builder’s page does not say which one this is:

Colony What is on record Typical plot
Anant Raj Estate The main plotted township under DTCP licence 119 of 2011 (about 100 acres under that licence), with The Estate Club running and high-rise towers coming up About 250 to 500 sq yd
Anant Raj Ashok Estate A DDJAY colony of about 20.14 acres, HRERA RC/REP/HARERA/GGM/589/321/2022/64 About 146 to 180 sq yd
The difference matters. 1,620 sq ft is exactly 180 sq yd. On a 300 sq yd plot in Anant Raj Estate, a 1,620 sq ft floor is ordinary. On a 180 sq yd DDJAY plot, a 1,620 sq ft floor would equal the whole plot, which only works if 1,620 is a loaded super area. One more point to clear on the colony layer: an HRERA record for Anant Raj Estate notes that licence 119 of 2011 ran to 27 December 2019 and had not been renewed when that note was made, while a DTCP letter of October 2025 still cites the licence. Ask for the plot number, the plot size, the colony name and proof that the licence is current. Our page on Anant Raj Estate Residences covers the township itself.

The stilt-plus-four freeze, and the one date that answers it
Every Horizon floor is a stilt-plus-four building, and that approval route is frozen. On 2 April 2026 the Punjab and Haryana High Court, in CWP (PIL) 212 of 2024, restrained the state from going ahead with the stilt-plus-four policy for residential plots, and the court later confined that order to Gurugram district, which is where this project is. On 21 July 2026 the Town and Country Planning Department put all further stilt-plus-four approvals on residential plots on hold and switched off the online submissions. Our explainer on stilt plus 4 floors in Gurgaon covers the detail.

The court described its orders as prospective, so a building whose plan was sanctioned before 2 April 2026 is in a very different position from one that still needs a sanction. Horizon 63A launched in September 2025, so either is possible. The answerable question is: was the building plan for the plot your floor is on sanctioned, and on what date? Ask for the sanction letter itself, not a verbal yes. If it is dated after the freeze began, or does not exist yet, a stilt-plus-four building cannot be approved today, whatever the brochure shows.

Is Horizon Floors Sector 63A RERA registered?
No registration number appears on the builder’s page, in the launch coverage or on any listing we found, and one listing describes registration as under process. There is a possible reason: under Section 3(2)(a) of the RERA Act, a project on land of 500 sq m or less, or with eight homes or fewer, does not have to register, and a single stilt-plus-four building on one plot has four homes. But a scheme sold as one project across several plots is harder to fit inside that exemption, and without a registration there is no registered completion date and no escrow account protecting your money. Ask in writing whether the seller is relying on the exemption, for which plots, and which company will sign your agreement.

    Possession: three dates in circulation
The builder’s page says possession in June 2026, with a completion date of 1 June 2026. That is nine months after the September 2025 launch, earlier than the group’s own Sector 93 project, and it has already passed without any handover news. Two listings give the end of 2029 and June 2030 instead, which fit a launch-then-build timetable better. A registered completion date is the only one that binds a seller, and there is none here yet. Get the date in your agreement and the delay compensation beside it.

    The 25:25:40:10 payment plan
On Rs 2.80 crore the plan works out to Rs 70 lakh, Rs 70 lakh, Rs 1.12 crore and Rs 28 lakh, construction linked. Ask what each stage is tied to and how it will be certified. Under RERA a promoter may not take more than 10 per cent before a registered agreement for sale, which is a useful ceiling to hold to while the registration question is open. Ask for the full cost sheet: basic price, preferential location charges for ground or top floor, club and maintenance deposits, power backup, GST and Haryana stamp duty and registration.

    Location: Golf Course Extension Road
Sector 63A is on the southern stretch of Golf Course Extension Road, with Vatika Chowk as the link across to Sohna Road and NH-48, the Sector 65 to 67 office belt and the Southern Peripheral Road close by, and the Aravalli edge to the south. The builder puts the site 7 minutes from the Sector 55-56 Rapid Metro station, 5 minutes from Golf Course Extension Road and 30 minutes from IGI Airport. Its page also mentions the Dwarka Expressway, which is on the other side of the city; treat that line as standard copy. How is Sector 63A Gurgaon to live in? It is one of the more built-out parts of the corridor, with DLF’s towers in neighbouring Sector 63, and Godrej Verano, Anant Raj Estate Residences, Conscient Hines Elevate 3.0 and Sobha’s tower all in the sector and schools and hospitals already operating along the road. See our Golf Course Extension Road projects for the sector’s high-rises, which cost a good deal more: Godrej Verano lists a 2,150 sq ft 3 BHK at Rs 5.91 crore, about twice Horizon’s Rs 2.80 crore, and Conscient Hines Elevate 3.0 has no published price at all; this site’s arithmetic on its average home of about 3,333 sq ft at the strip’s Rs 24,500 to Rs 27,500 per sq ft gives roughly Rs 8.2 crore to Rs 9.2 crore, about three times as much. Laburnum Victory Floors is the closest floor-for-floor comparison.

    About Guliani Group
Guliani Group is a Gurugram developer with its office in Suncity Business Tower on Golf Course Road. Besides Horizon Floors it runs an interiors studio (Oolenna Studio), a shuttering and scaffolding business (RTL Shuttering), Starke Living and The Property Mart. For anyone searching the Guliani Group owner, the launch coverage quotes Harshil Singh Guliani as founder, while the group’s own About page credits Iqbal Singh Guliani as founder and chairman; both names belong to the family that runs it. The group says it has over 35 years and more than 100 projects behind it, though it does not name them. As for Guliani Group reviews, we found no RERA complaints or court orders against it, and also no named, delivered Horizon project yet. The fairest test is the Sector 93 site, which is due from November 2026 with a sample home already open. Visit it before booking in 63A.

Is a builder floor good to buy in Gurgaon?
For many buyers, yes. A floor gives you a separately registered home, no shared lobby, often roof or lawn rights, and at Horizon a private lift. Are builder floors safe in Gurgaon? They are as safe as their two layers of paper. The trade-offs are real too: four families share one building with no association above them, loans and resale turn on the licence and sanction being clean, and since April 2026 the stilt-plus-four sanction has become the paper that decides everything. Our builder floors in Gurgaon listings and the DDJAY independent floors guide set out the format in more detail.

    Pros
A larger 3 BHK floor, 1,620 sq ft, with a private lift, on one of Gurgaon’s most built-out corridors
Entry price of about Rs 17,300 per sq ft sits inside the Sector 63A range and below Anant Raj’s own floor price list
    A 25:25:40:10 construction-linked plan rather than a front-loaded one
Inside an Anant Raj colony with a running club, roads and neighbours already living there
A sister project in Sector 93 nearing possession that you can visit
    Cons
No HRERA registration number published, so no registered completion date or escrow protection on record
The stilt-plus-four approval freeze applies in Gurugram; the plot’s sanction date is not published
Possession is quoted as June 2026, end-2029 and June 2030, and the first has passed
Which Anant Raj colony, which plot and what plot size are not published
A Rs 40 lakh price band on a single published size with no floor-wise list
Super area loading means the carpet area may be well under 1,620 sq ft
    Our view
The product is sound and the location is the strongest part of it: a 3 BHK floor with its own lift inside a settled Anant Raj colony on Golf Course Extension Road, at an entry price that is fair for the sector. What is missing is paper. A registration number, the sanction date of the building plan for your plot, the plot size and the colony’s current licence would turn this into a straightforward decision. Get those four in writing before paying more than a refundable amount; with them, Rs 2.80 crore is a reasonable price for this address.

    Frequently asked questions
What is Horizon Floors Sector 63A?
A Guliani Group project of 3 BHK stilt-plus-four independent floors of 1,620 sq ft with private lifts, on Anant Raj land in Sector 63A on Golf Course Extension Road, Gurugram. It launched in September 2025.

What is the Horizon Floors Sector 63A price?
Rs 2.80 crore onwards on the builder’s page, and Rs 2.80 to 3.20 crore in the launch release, for 1,620 sq ft. That is about Rs 17,284 to Rs 19,753 per sq ft. Ask for the floor-wise price list and full cost sheet.

Is Horizon Floors Sector 63A RERA registered?
No HRERA number is published as of 1 October 2026; one listing says it is under process. A single building of four homes can fall outside RERA, but a multi-plot scheme generally cannot. Ask which applies to your floor, in writing.

When is possession at Horizon Floors Sector 63A?
The builder’s page says June 2026, which has passed with no handover news. Listings say end of 2029 or June 2030. Only a date in your agreement, or a registered completion date, binds the seller.

Is it the same as Horizon Floors Sector 93 Gurgaon?
No. Sector 93 is a separate Guliani project in New Gurugram with 2 and 3 BHK floors of about 963 to 1,395 sq ft, a 30:70 plan and possession from November 2026. Sector 63A is a 1,620 sq ft 3 BHK on Golf Course Extension Road.

Is it in Anant Raj Estate or Anant Raj Ashok Estate?
The builder’s page places it on Anant Raj land in Sector 63A but does not name the colony. Anant Raj Estate has 250 to 500 sq yd plots; Ashok Estate is a DDJAY colony with plots of about 146 to 180 sq yd. Ask for the plot number and size.

Does the stilt-plus-four freeze affect Horizon Floors 63A?
It can. Fresh stilt-plus-four approvals in Gurugram have been on hold since April and July 2026. A plot whose building plan was sanctioned before 2 April 2026 is in a different position from one still waiting. Ask for the sanction letter and its date.

What is the payment plan for Horizon Floors Sector 63A Gurgaon?
25:25:40:10, construction linked: Rs 70 lakh, Rs 70 lakh, Rs 1.12 crore and Rs 28 lakh on Rs 2.80 crore. The 30:70 plan seen on some pages belongs to Sector 93.

Who is the Guliani Group owner, and what do Guliani Group reviews say?
Press coverage names Harshil Singh Guliani as founder; the group’s site credits Iqbal Singh Guliani as founder and chairman. We found no RERA complaints or court orders against the group, and no named delivered Horizon project yet. Visit the Sector 93 site.

How is Sector 63A Gurgaon to live in?
Settled and well served: a built-out stretch of Golf Course Extension Road, close to the Sector 65 to 67 offices and the Southern Peripheral Road, with schools, hospitals and the Anant Raj club already running. The nearest metro is Sector 55-56 Rapid Metro.

Are builder floors safe in Gurgaon?
As safe as their paperwork. Check the colony licence, the sanctioned building plan for your plot and its date, any RERA registration and, at handover, the occupation certificate. Since April 2026 the stilt-plus-four sanction date matters most.
