IREO Pride Park is a DDJAY plotted colony on 18.475 acres in Sector 4, Sohna, with about 331 plots and Haryana RERA registration GGM/841/573/2024/68 dated 18 June 2024. Before anything else, settle the possession date. One set of listings says possession was due June 2025. Another says January 2029. Those are three and a half years apart on the same project, and only one of them can be on the certificate.The possession problem, and how to settle it in one question
The registration is dated 18 June 2024. A Haryana RERA registration for a plotted colony carries a completion date, and that date is what the promoter is held to. A colony registered in June 2024 and completing in June 2025 would mean twelve months to finish roads, sewer, water, power and boundary across 18.475 acres. That is not how DDJAY colonies in Sohna have actually run. January 2029 sits in the normal four-to-five-year window that Haryana registrations use.Our reading is that the June 2025 date is a stale marketing figure that predates the current registration, and that the certificate carries a date late in the decade. But we have not read the certificate, so we are not going to print a date as if we had. Ask the sales office for one thing: a copy of the RERA certificate, and the completion date printed on it. If they will not hand it over, that is your answer about how the rest of the sale will go.

This is land, not a flat. You register the plot in your own name and build on it yourself within the sanctioned norms, which under DDJAY generally means stilt plus four floors subject to the colony’s approved plans. What the promoter owes you is developed land and the common areas on the sanctioned layout.The rate, and what it has actually done
Pride Park launched at around Rs 65,000 per sq yd. Current quotes run about Rs 86,000 to Rs 90,000 per sq yd. That is roughly a 32 to 38 per cent move, and it is the single most checkable claim about this project — you can ask two channel partners and a resale broker and see whether the range holds.Two practical consequences:
The Rs 65,000 figures still on the internet are stale. If a listing quotes you that rate today, it was written at launch and never updated, which tells you what else on that page might be out of date.
Sector 4 has moved hard. Land rates in Sector 4 Sohna are reported up about 36 per cent in a year and about 94 per cent over three years. That is faster than Sector 35 and faster than Sohna as a whole. Fast-moving sectors are also the ones where a quoted rate goes out of date fastest, so date every number you are given.
Against the roughly Rs 54,000 per sq yd Sohna DDJAY average, Pride Park at Rs 86,000-90,000 is a clear premium. Sector 4 is close to Sohna town and to the Gurgaon-Sohna road, which supports some of that. Whether it supports all of it is a question to answer by walking two or three other Sector 4 colonies before you book.The plot-size floor matters more than it looks
Most sources put the smallest plot at 118 sq yd. One puts it at 103 sq yd. This is not a trivia point. Plot size drives three things at once: what you can build, whether separate floor registry is available to you, and what the plot is worth on resale. A 103 sq yd plot and a 118 sq yd plot are different products at different prices with different exit markets.Ask for the sanctioned layout plan, find the plot number you are being offered, and read the area off the plan rather than off a brochure. If the brochure and the plan disagree, the plan wins.
Whose project is it
The colony is sold under the IREO name. It is worth noticing that at least one major portal files it simply as “Pride Park”, without the IREO prefix. The same question applies here as at IREO Savannah in Sector 35, where the promoter named on the RERA registration is a separate company from IREO Private Limited.IREO Private Limited and its managing director have been subject to a long-running Enforcement Directorate investigation into the alleged diversion of homebuyer funds, with a large number of homebuyer FIRs across Gurugram, Panchkula, Ludhiana and Delhi behind it, and related proceedings that have reached the Supreme Court. None of that is an allegation about this Sohna colony. It is a reason to be precise about which company is on the other side of your agreement, and to check that the same name appears on the RERA registration, the DTCP licence and the allotment letter.
Location and connectivity
Sector 4 sits on the Sohna town side of the corridor, close to the Gurgaon-Sohna highway (NH-248A) and to the Damdama Lake road. What the address gets you:The Sohna elevated road, which took a large chunk out of the drive to Gurgaon’s Rajiv Chowk end.
The Delhi-Mumbai Expressway, which runs close to Sohna and is the reason the town’s land market repriced at all.
Proximity to Sohna town itself for daily needs – closer than the sectors further out along the highway.
Sohna’s Master Plan 2031, which zones 6,110 hectares for planned development.
Sector 4 is one of the busiest DDJAY sectors in Sohna, which cuts both ways. There is real depth of supply to compare against – GLS Arawali City, Meffier Golden Park and Sohna Greens are all on the same sector – and that same depth means a plot here competes with several hundred others on resale
