Emaar Marbella Villas is the delivered Spanish-style villa estate on Golf Course Extension Road, Sector 66, Gurugram — a separate project from the plotted Marbella Terraces launch next door. It is registered under Haryana RERA as HRERA-1031/2017/1467, handed over from around October 2022, and sells today almost entirely on the resale market, where 4 BHK villas list from roughly Rs 13.45 crore and the bigger 5 BHK and large-plot homes run well past Rs 30 crore.Because the estate is finished, the buying decision here is unlike a launch. There is no possession risk, no payment plan and no developer price list. What there is instead is a resale market with a 38% spread between two villas of the same size, a set of launch-era prices still being copied around the internet, and three different “Marbella” registrations that brokers mix together. This page sorts those out.

Several broker sites still print “4 BHK from Rs 5.5 crore” or “starting Rs 6.25 crore” for Marbella villas. Those are launch-era figures from more than a decade ago, copied forward and never updated. Nothing in the estate sells at that level today.What the resale market actually shows:

Look at the first two rows. Two 4 BHK villas of essentially the same built-up area, one at Rs 13.45 crore and one at Rs 18.5 crore — a 38% gap. That is not noise; it is the estate’s pricing logic. In a villa community the built-up area is only part of the price. The plot size (a 500 sq yd plot against a 267), the position (park-facing, corner, internal road), the condition of a decade-old home, and whether it has been renovated all move the number by crores. A per-sq-ft rate is therefore a weak guide here. Price a Marbella villa on its plot and position first, and its built-up area second.What that means in practice: ask for the plot area in sq yd, the site plan showing the villa’s position, and the renovation history before you compare asks. Two listings that look identical on a portal are often Rs 4-5 crore apart for reasons the portal never shows.
