L&T Sector 86 Gurgaon is the project everyone in New Gurugram is talking about and nobody can buy. In April, L&T Realty — the real estate arm of Larsen & Toubro — paid Rs 1,123 crore for 100% of International Green Scapes Limited, and with it took control of 19.974 acres across Sector 81 and Sector 86. It is the group’s first land purchase in NCR. The parcel carries about 3.6 million sq ft of development potential in the premium and luxury bracket.That is the whole of the confirmed record. There is no project name, no price, no floor plan, no possession date and no HARERA registration. Half a dozen microsites are already ranking for this query with 3 and 4 BHK layouts, a per-sq-ft rate and a 2030 possession date. None of it comes from L&T. This page separates the two.

What L&T actually bought
The deal was not a plain land sale. L&T Realty Properties Limited acquired the entire shareholding of International Green Scapes Limited, a Delhi company whose main asset was the Gurugram land. Buying the company rather than the acres is normal in Haryana, because the DTCP licences sit with the licensee — transfer the shares and the licences travel with them, instead of going back into a fresh approval queue.Three things in that structure matter to a buyer:
The licences already exist. The land is licensed for residential development, so L&T starts from building plans and RERA rather than from a change-of-land-use application.
The money is already spent. Rs 1,123 crore went in before a single flat was sold. Most of the stalled towers in this belt were funded the other way round — with buyers’ money first and land payments later.
The holding straddles two sectors. 19.974 acres across Sector 81 and Sector 86. Nobody has said publicly which acres become which project, so a pitch labelled “Sector 86” may or may not describe the parcel being shown to you. Ask for the licence number and check it against the sector.
What is confirmed, and what is being sold to you
Worth being blunt about this, because the gap is wide:Claim you will see What the record supports
“3 & 4 BHK luxury homes” A reasonable expectation from the land cost and L&T’s positioning. Not published by the developer.
“20-acre gated community in Sector 86” 19.974 acres, and it spans Sectors 81 and 86. The split has not been disclosed.
A per-sq-ft rate or a starting price Nothing announced. Every figure in circulation is a broker estimate.
“Possession August 2030” Unsourced. A possession date only becomes real on the HARERA registration.
“RERA: to be updated” Accurate, and it means the project cannot be advertised, marketed, booked or sold yet.
Under RERA, marketing an unregistered project is not a grey area — it is prohibited. So the correct answer to “what is the price” today is that there is no price, and the correct answer to “can I book” is no.Sector 86 — the address, and what it costs now
Sector 86 sits in the Sector 81-86 township belt of New Gurugram, the stretch DLF, Vatika and Bestech built out along the old Pataudi Road side of NH-48. It is roughly 2.9 km from the Dwarka Expressway and 3.8 km from NH-48, with the Southern Peripheral Road giving the cross-city link over to Golf Course Extension. The Emaar Serenity Hills number is the one to watch. It is a 27-acre, roughly 800-unit launch in the same sector, and it is being quoted about 35% above the sector average. If a second large-format developer prices near that, Sector 86 stops being the value entry to this belt. Internal sector roads, drainage and the last-mile connections off the Dwarka Expressway are still being finished across the 81-115 sectors, and GMDA has a road repair programme running through exactly this belt. There is no metro here and none due soon.
Who L&T Realty is
L&T Realty is the property arm of Larsen & Toubro, the engineering and construction group listed on the NSE and BSE. Its record runs to roughly 25 delivered projects across six cities over fourteen years — Mumbai, Navi Mumbai, Bengaluru, Chennai and Hyderabad. Seawoods Residences in Navi Mumbai, built above a rail hub, and Emerald Isle in Powai are the projects most often cited. Its RERA filings on existing projects have gone in on schedule, which is about as close to a delivery signal as you get before a launch.The qualifier for a Gurgaon buyer: none of that record is in NCR. Delivery here depends on Haryana approvals, Haryana contractors and a market where large national names have stumbled before. A strong parent is a good sign. It is not a guarantee.
What to check before you pay anything
The HARERA number. Search haryanarera.gov.in for a Gurugram registration in the name of L&T Realty Properties Limited or International Green Scapes Limited. No number, no payment.
The licence and the sector. Ask which of the three DTCP licences covers the parcel you are being shown, and confirm it is the sector you think you are buying in.
Who the cheque is made out to. A pre-launch amount collected by a channel partner’s company is not a booking with L&T, whatever the receipt says.
The written cost sheet. When a price does come, get the all-in figure — base rate, PLC, club, parking, IFMS, GST and stamp duty — not the headline per sq ft.
Honest pros and cons
What works. A developer with real depth has committed Rs 1,123 crore of its own money to licensed land before selling anything. 19.974 acres for about 3.6 million sq ft leaves room for genuine open space. And Sector 86 still enters below the Dwarka Expressway average.What doesn’t. There is nothing to buy. The land spans two sectors with no public split. L&T Realty has never delivered in NCR. Sector 86 has no metro and its sector infrastructure is unfinished. And the pre-launch pitch around this project has run well ahead of anything the developer has said — which is the exact condition under which people lose deposits.
Our view
Take the land deal seriously and the marketing not at all. A cash purchase of licensed land by a listed engineering group is the healthiest way a Gurgaon project can start, and it is worth deciding now whether you would want this address at roughly Rs 14,000-16,000 per sq ft, because that is the band a premium Sector 86 launch would plausibly open in. Then wait.
